We take over as the temporary buyers and locate a long-term buyer. We then set them up in a lease and set them up to qualify for a mortgage after the lease term. At the end of that term, the buyer cashes you out.

Will I pay a commission or other fees?
No. Buyers pay our fees because we are not realtors.

How do you make sure the process is quick?
By relying on the vast network of lease purchase/rent-to-own buyer market, we are able to reach more buyers.

Most people have money saved for a down payment, but cannot qualify for a mortgage for various reasons. We help these buyers prepare themselves to qualify for a mortgage while leasing and converting them to homeowners.

This strategy is attractive to many buyers and gets you a quick closing.

How can you be sure the buyer is qualified to buy at the end of the term?
​We pre-qualify our buyers through a credit improvement firm and a mortgage lender to vet them. Buyers must dedicate resources and go through the necessary steps to improve their credit during the lease.

Buyers must also put down a substantial, non-refundable deposit that goes towards the purchase only if they close. This incentives buyers to purchase at the end of the term.

We won't work with someone who is not fully committed to buying at the end of the lease term.​

Who is responsible for my house during the lease?
Throughout the contract term from rental to closing, we are entirely responsible for all maintenance, repairs, taxes, and mortgage payments.

I owe more than the value of my home. Does this still work?
Yes, we can still engineer a solution that relieves you of the property and its costs.

What if the tenant buyer backs out at the end of the term? Or stops paying their rent or mortgage payment?
You will still be relieved of the property at the contracted price. We will still make your payments and execute the sale regardless of what happens during the lease term.
